Timesharing: The Key to Victory in Business

My observations are based on the assumption that one purchases a timeshare primarily for the purpose of reselling it. All of the claims that I will make are based on my own personal experiences rather than on something that I read or overheard elsewhere. Since 1980, my family has participated in a timesharing arrangement. My parents were the first to get a timeshare, followed by my sisters and me, and now many members of my extended family have their own timeshare weeks. I make a typical living (I work every day), and I have typical intelligence. Since I did it, it follows that anyone who is patient, willing to put in some effort, and gives it some time can attain the same outcomes that I did.

Please talk to people who have had unpleasant experiences with timeshares before ever considering acquiring one. You will be wary of everything that is occurring as a result of this. Even better, just take my recommendation, and you won't run into any troubles at all (just joking).

After making the decision to buy something, keep in mind that reselling is always a better option. The reason behind this is that there are a lot of unhappy owners out there who are willing to sell their properties at a loss in order to get rid of them. Turn their oversight into your own source of amazement. I have and will continue to participate in tours when I am away on vacation, simply so that I can keep track of the cost of various weeks. My budget ranges from $2500 to $4000, but I have not found a resort that even comes close to falling within those parameters. If you are a person who practices thrift, you will think that a price range of $800 to $200 is way too much to pay. 


However, very low prices are attainable if the purchaser goes through a resale through either a broker or an individual. My two-bedroom, red week/40 condo at SouthShore Lake Resort in Hot Springs, Arkansas, which was rated Gold Crown in the RCI exchange system, was priced at $2800.00 when I bought it in the year 1990. My wife and I successfully completed an exchange through the RCI exchange system this week without very many complications. always be able to book a pleasant resort at the time of your choosing. Invest some time in looking for a broker who will act in a trustworthy manner.

Then, make it a point to purchase at a posh resort. Simply give RCI a call and inquire about the demand for the resort and week that you are interested in purchasing, and this can be accomplished quickly and easily. When I've done this for members of my family, the counselors have always been delighted to provide the information I've asked for. There's a good chance you already understand this, but just in case: having better resorts and weeks gives you more bargaining power.

Also, make sure to book a unit with at least two bedrooms, as there are very few resorts that offer accommodations with more than two bedrooms, and paying for accommodations with more bedrooms is a waste of money. Getting a room with fewer than two beds restricts one's bargaining power, depending on the resort, but getting a room with two beds is safe.

The activities of banking and searching are two more factors that contribute to the dissatisfaction felt by many timeshare owners during their week. First, banking. In the RCI exchange system, which is the only one I'm familiar with, a trader is required to bank at least a year in advance in order to make the most of his trading ability. 

It's a straightforward process all you need to do is call RCI and pay your maintenance fees before you can space bank your week. Simple, you're right, but a large number of owners wait too long, which leads to disappointment in the long run. The next step is searching, which may be a minor challenge for people who are currently employed and are attempting to plan a vacation. When using the RCI system once more, the earlier one begins a search, the better the possibility of getting the resort of their choice. 

When it comes to other trips, I have to be persistent with RCI in order to get the Resort that I want. In general, I can arrange my New Year's vacation one year in advance and still get a match. RCI claims that it is pointless to call back after a search has been initiated; nevertheless, in many instances, I have discovered that this statement is not accurate. At RCI, there are several counselors that answer the phone, and some of them will work harder than others to get you what and when you want. Because of this, I call very frequently when I know I have a difficult search because some of the counselors will work harder than others.

A couple of illustrations are as follows: During the New Year's week of 1995, I began making phone calls until I found the ideal resort in Palm Springs, California. The Desert Springs Villas, which have two bedrooms, Then, for New Year's Eve in 1996, we traveled to Las Vegas, Nevada, to celebrate at the Hilton Grande Vacation Villas. This was another challenging experience, but our perseverance paid off. It's possible that some individuals will find this to be an excessive amount of hassle; however, making a few cost-free phone calls and investing a small amount of time is preferable to shelling out hundreds of dollars per night for these accommodations.

There are just a few more things that I would like to go over in this discussion. It makes no difference if you live in one location but own property in another. That's how I obtained the week with the two bedrooms. The previous owners went to Florida and didn't feel comfortable being away from their home resort; as a result, I was able to buy the property from them at a discount. Just make sure that you book a resort that meets your needs, and keep in mind that a quick phone call to RCI will take care of it for you.

Next, I want to demonstrate that in order to make excellent trades, it is not necessary to own property in Las Vegas, Hawaii, or Orlando. The phrase "you won't always be able to get trades like that" is one that I have been exposed to for a significant amount of time. This could very well become true one day, but as of right now, it hasn't. We just got confirmation that we can stay at the Quarter House in New Orleans during the week of New Year's 1997, which is when that Arkansas week takes place.

When considering whether to purchase fixed or floating time, as well as whether or not to pay maintenance fees on a deeded property, keep these things in mind. Again, all of my recommendations are predicated on the assumption that a person is purchasing items primarily for the purpose of trading, but they are fundamental and ought to be applicable in the majority of circumstances.
